Job Summary The Director of Maintenance will be able to deliver excellent support and customer service to resident needs and the physical plant needs at the community.
The Director will also be able to learn, retain, and keep the community in compliance with state and federal regulations.
Essential Functions Implement and document preventative maintenance program for facility and equipment, as assigned.
Oversee and maintain community grounds including outside/inside building repair and lawn maintenance in cooperation with the landscaping contractor and garbage removal services.
Maintain and oversee repair of facility equipment to ensure proper function.
Perform proficiency training for staff in the use of facility equipment and emergency procedures as required.
Prepare apartments for resident move-ins; including painting, carpet laying, replacement of vinyl floors and installation of ceiling fans or general repairs that need to occur prior to move-in.
Maintain emergency preparedness records and procedures in compliance with regulations and environmental concerns as well as distribute safety data sheets (SDS).
Lead Safety Committee monthly meetings and follow up on any identified safety concerns.
Inspect the physical plant for safety hazards or identify potential repairs.
Perform tasks including repairs and maintenance of equipment of the physical plant.
Respond to emergencies outside of normal working schedule as necessary.
Learn and assist with emergency response system and other computerized systems in the community.
Perform any other duties as assigned Proficient in written and verbal English.
Interest in working with the older adult population.
Possess the ability to operate the technology associated with community physical plant systems.
Must exhibit and promote a high level of customer service, hospitality, friendliness towards residents, visitors, employees and represent the core values and mission statement.
Ability to work flexible schedules in 24-hour operation including weekends.
Skills and Experience Required Education and
Experience:
High School diploma or equivalent.
Experience with physical plant maintenance is preferred.

Estimated Salary: $20 to $28 per hour based on qualifications.
